Roof Repair Smedway's Flat Roof Repair crews are trained on TPO, EPDM, and modified bitumen systems across Milton, not general shingle work applied to a flat surface.
A flat roof leak rarely shows up directly above where the water actually entered — membrane systems move water laterally before it drips through.
We also test repaired seams for a proper bond before leaving, rather than assuming a visual check is enough.
Insurance documentation available before work begins on any Milton commercial property.
We coordinate Milton scheduling around your business hours whenever the situation allows.
Membrane type and repair scope are itemized separately in every Flat Roof Repair estimate.
Hot-air welding equipment ensures a proper bond on every TPO Flat Roof Repair repair.
Here's what falls under our Milton Flat Roof Repair service for commercial and low-slope roofs.
We test repaired seams for a proper bond before considering the Flat Roof Repair job complete.
We identify the membrane type first, since EPDM and TPO repairs use different adhesive systems.
We identify why water is pooling — often a low spot or blocked drain — before recommending a solution.
We assess whether a modified bitumen repair needs a patch or a full section replacement.
Clogged or damaged drains are a leading cause of Milton flat roof ponding and membrane stress.
Rooftop HVAC units and their curbs are a frequent source of Milton commercial roof leaks that general roofers often overlook.
We start by discussing the issue — ponding, active leak, or visible membrane damage.
A technician inspects the membrane system, checking seams, drains, and any ponding areas.
Drainage and ponding issues are assessed alongside any visible membrane damage.
A completed Flat Roof Repair includes a walkthrough of what was repaired and why.
